Referrals are not scalable! Even though hearing something like, “I’ve got a lead for you” is a great feeling it’s not going to grow your business. If referrals are in your growth plan, then you need a better business plan.

Building a business based on referrals is like sitting on a one-legged stool. As soon as you let go of it or put too much weight on it, the stool will collapse. The same is true for a business based solely on referrals.

Referrals are great, but you’ll only get referrals for similar businesses that you’re already working with never for bigger business. So, you’ll never be able to grow your company because you’ll always be working with the same level of clients.

The only 2 ways to grow your business are to: DO MORE WORK or CHARGE MORE. So, if you want to be able to charge more, you’ve got to have clients that can afford to pay more. Or if you decide to keep prices the same and do more work, then you’ll have to hire a bigger team which means your profits will decrease. Either way — you cannot grow with referrals alone.

So instead of relying solely on referrals, it’s important to pick a niche that your agency can dominate. What would it do for your business if you were top of mind in your category? When people think of computers, many think of Apple. When they think of search engines, most think of Google. Wouldn’t it be great if your agency was the first thing that popped to mind when speaking about a particular niche or specialization?

If you keep doing the same thing everyone else is doing but do it a little better your business will grow. But it will grow at a slower rate because you’re pacing with everyone else and maybe just a little better at sales or marketing. Howeverm if you do something totally different and put your own spin on it, you can OWN it. Tahat’s why I want you to pick a niche.

I see so many agencies struggling with lead generation and it’s because they don’t know how to give their salespeople direction on who to go after. On the flip side, I see a ton of agencies crushing it because they have a solid niche, they know what prospects to go after and they nail it every time.

What’s the most profitable niche? I don’t know. No one can tell you that, but you. You have to choose a niche you have knowledge and passion in. Be honest with yourself and you’ll figure it out.

Dayna Steele: Joining us today in the Garage is Gene Marks, and we only have 20 minutes so let’s see if I can get all of Gene’s accomplishments in there …

Gene Marks: Talk faster.

DS: Columnist, author, small business owner, writes for The New York Times … Forbes, The Huffington Post, Inc. Magazine, Entrepreneur.com, Fox Business, Philadelphia Magazine. I get the first question is, what are you doing in your spare time?

GM: I watch a lot of Walking Dead and Game of Thrones.

DS: Game of Thrones —I knew we were meant to be, Gene.

GM. Jon Snow is back, just keep an eye on him.

DS: Also Gene frequently appears on your television. You see him a lot talking about small business on shows like MSNBC, Bloomberg, Fox News, Fox Business, discussing a variety of things that affect businesses. So what we’re going to talk about the day is generating sales leads. I myself have had several small companies. I started an ecommerce company. I did it backwards. I did an ecommerce and then a brick and mortar, and every other job I’ve had, including writing books, you try to find ways to generate those customers, generate those sales leads. … Let’s start with a website. Do you do you need a website anymore these days? And if so, what do you need in it?

GM: Yeah, you know it’s funny Dayna, still more than fifty percent of small business owners in this country do not have websites, which blows my mind. It’s like this enormous number of businesses and it’s been that way for awhile. When I originally heard that number, I was thinking like, well you know I get it. You’re like a gas station, you’re a restaurant — who needs a website nowadays? Am I going to visit my pizza shop’s website, like 10 years ago? Now, today, I do visit my pizza shop’s website, you know, and I place my pick up order from my sushi restaurant on OpenTable.

DS: And I love to see if they have coupons.

GM: I’m looking to see if they have coupons. I’m looking to see what’s on their menu. I’m looking to find directions. Even at gas stations … There is a gas station that’s right near me. I wrote about them a few months ago. A family-owned business. They have a repair shop as well. And they have a website. And you’re like, ‘why would a gas station have a website?’ But they do mechanical work, and they show all their credentials in the website; they have profiles of all the mechanics — you know, if you run a service business, it is all about trust and your relationship with who’s going to provide the service. … Historically the auto repair guys are always the ones who you’re thinking, ‘Oh, that guy’s messing me around. He’s probably overcharging me.’ Anything you can do to connect with your customers and instill, give them a little bit of that kind of relationship building. A website will do that for you. …

DS: Email newsletters. Good? Bad? People still doing them, what?

GM: Here’s the way it is in 2016, Dayna. Different people like to get their information in different ways. So there are still an audience of people that really like to get education and information, not a sales promo, by email. So yes of course. … It’s really inexpensive and there is an audience for that. But don’t forget in 2016 there’s an audience of people who like to get their information by text. There’s a service called Tatango which will send out text messages … You create your text message and it’s five cents a text to blast it out. Again, to those who opted in — we don’t want to forget that. There’s
another service called VoiceShot, and that’s a service where you can record a voice message and then blast it out to a group of people that are on a spreadsheet, because they’ve told you ‘don’t email me, don’t text me, I want to get this by voice.’ There are other services like Vistaprint and PrintPlace, which will send out postcards because some people may say to you, you have to segment your audience, segment your leads and your customers, to make sure they’re being delivered the information the way they want to get it. And then of course they’re social media, which is another conversation. …

My question is I’ve been through your mentor program and have some success with the For Rent Method, but I’m looking to start doing some of your other zero down methods. One thing that still confuses me is what type of sellers or people would we approach to make these zero down offers? Would it be FSBO’s, absentee owners, foreclosures, and any of these? What is the best source to find these leads and make immediate zero down offers whether it be through Zillow or craigslist or any of these other sources?”
My main lead source is through craigslist. We just scrap craigslist and we send a text to all those people and say, “Would you consider selling your home rent to buy rather than selling it outright?” And when we do that we get responses. And some of them will say, “Yeah, I would consider that.” Some of them, most of them, most of the responses we get are “No.” Eighty percent of them are “No, I’m not interested in that.”
But that twenty, ten to twenty percent that we get that say “yes” or “maybe” or “I don’t quite understand” or “How does that work?” or, “Yes, I’d do it if you get me $20,000 down,” you know, those are the people that we talk to. And having those leads like that that are already prequalified on some level, then we can get on the phone and we can walk them through their options and selling their property.
So that lead source is, I believe, the best source. It’s also a good source for using the other zero down structures because not everybody is going to want to do a lease option.
Now, you’re not going to get every deal this way, but a lot of times I’ve found that people would prefer to work with you than do it the other way. And, the thing that we’re offering will actually make them more money in most cases than any other option that they have. So these are good options to be able to offer people as they’re going through it. There’s also other lead sources. We scrape craigslist but Zillow is out there and you can go through Zillow and get for sale by owners, Trulia is out there. Those are good sources as well.

How do I start my own SEO agency?

First, you have to believe in yourself.

The second thing you need to do to build your own SEO agency is to find out who’s doing a ton of ads on Google AdWords, using SEMrush, and it will tell you how much money they’re spending on ads each month.

That’ll give you an idea of how much money a company has.

If they spend $500,000 a month or $1 million, or $200,000, there’s a good chance they could pay you for SEO.

You don’t want to go after the ones who spend a half a million or a million a month because those guys are big organizations.

You want to go after the ones who are spending 20, 30 grand a month.

Now that you’ve figured out who to go after, the third step is to start your own SEO agency is emailing these companies.

Another strategy is to use Crunchbase.

They list out all the companies that are recently funded, their valuations, how much money they raise.

When these companies raise $4 or $5 million, and you hit them and their investors up, tell them what they are doing wrong and how you can help solve the problem.

Investors never want to hear that a company they just funded is messing up.

So you know they’re going to forward the email over.

The investor’s not gonna spend any time or energy solving the problem, but they’re going to be sure the problem is addressed.

The investor will go straight to the person who’s running the company.
Don’t hold anything back when you send these emails.

If these companies have $5 million, they’re not going to take the time to learn things on their own, they’re going to pay the person who just outlined their problems to fix them.

You want to charge five grand a month for someone who raised $50 million or $5 million?

They don’t care; it’s a drop in the bucket.

The genius part about this is you didn’t go for the marketing director or even the CEO of the company; you went to the people who were funding those people.

So it’s guaranteed money.

And if you do well for those investors, they’re gonna tell all their portfolio companies “Hey, this guy did this for one of my investments. “You should hire him for your business, too.” And that’s a great way to get clients.

There you have it, that is how to start your own SEO agency.
